1. Pull your documents together
Find your deed, any survey, HOA covenants and contact information, warranties for the roof, HVAC, or appliances, and records of repairs or improvements. If you finished a basement, added a deck, or replaced major systems, find out whether permits were pulled. Buyers and their inspectors often ask.

2. Complete your disclosure statement carefully
Under North Carolina law, most residential sellers must give buyers the Residential Property and Owners' Association Disclosure Statement, which covers the home's condition and owners' association information. Fill it out based on what you actually know, and ask your agent or attorney about anything you're unsure of.
3. Be ready for local questions
Holly Springs buyers often ask about schools, roads, and what's being built nearby. Don't promise school assignments. Point buyers to the Wake County Public School System address lookup. Know about nearby projects the Town has announced, such as NCDOT's widening of Sunset Lake Road between Holly Springs Road and Lockley Road, and the festival-street design under discussion along Avent Ferry Road downtown.
If your home is near Bass Lake Park, Sugg Farm Park, or a greenway connection, that is worth mentioning accurately in the listing.
4. Decide what to fix and what to price for
Some sellers order a pre-listing inspection to find issues early. Others prefer to make obvious repairs and price for the rest. Focus on items that affect safety, function, or first impressions, and get quotes for larger items so you can discuss them with confidence.
5. Prepare for photos and showings
Declutter, clean, add light, and tidy the yard before photos. The online listing is where most buyers decide whether to visit. Plan how you'll handle pets, schedules, and access so the home is easy to show.
6. Price against today's competition
Review recent closed sales and the active listings buyers are touring right now, including new construction nearby. A well-supported price at launch usually beats chasing the market later.
